If you’re currently buying a new home or selling your existing one, there are ways to help protect yourself as you move forward.

As you may know, the passage of the CARES Act created the Paycheck Protection Program (PPP) and also expanded the Economic Injury Disaster Loan Program (EIDLP) to help provide financial relief to small businesses and their employees.

Thankfully, an additional $310 billion of PPP funding has been approved as part of the Paycheck Protection Program Increase Act, meaning all eligible and interested businesses that have not already submitted an application should do so as soon as possible. There is a significant need and demand for these loans, which are available on a first-come, first-served basis only. The initial round of PPP funds was exhausted in just two weeks.

All small businesses can visit the SBA website to learn more about the program, including a directory of all approved PPP lenders.

Of course, any TIAA Bank business client who has experienced hardship related to COVID-19 should contact their Relationship Manager to discuss fee waivers on associated deposit accounts.

If you’re experiencing financial hardship because you’ve lost work, are ill, or are caring for a sick family member due to COVID-19 and have concerns about making payments, please know that help may be available in the form of temporary payment forbearance. This means that TIAA Bank will pause your monthly mortgage payments for a specific period of time. Those payments will be made up at a later date. Taking a forbearance on your mortgage won't affect your credit and no late fees will be applied to your account. TIAA Bank is also putting a pause on foreclosures through May 17th.

Interim Guidance for Businesses and Employers to Plan and Respond to Coronavirus Disease 2019 (COVID-19) 

The Paycheck Protection Program (PPP) was created to enable small business owners to obtain forgivable loans up to $10 million so they can maintain the continuity of their businesses and employees during the pandemic. It’s meant to cover eight weeks of payroll, along with rent and some utility expenses. The loans are 100% forgivable if businesses meet certain criteria.

If the business lays off workers and doesn’t rehire them, reduces wages by more than 25% during the time it uses the loan, or uses the loan for expenses not defined in the bill, a portion of the loan will not be forgiven and will be expected to be repaid at a 1% interest rate over a 2-year period.

Qualification and Application Requirements

Businesses can request 2.5 times their average monthly payroll costs for these loans, and eligibility is extended to any business with fewer than 500 employees (which includes 501(c)3, 501(c)9, independently owned franchise, self-employed owner, independent contractors, gig workers and sole proprietors). To qualify, the business must have been operational as of February 15, 2020.

The new funding measure also includes an additional $10 billion for the Economic Injury Disaster Loan Program (EIDLP) program, which provides relief to small businesses and nonprofits in the form of two components: a $10,000 emergency grant that does not need to be repaid, and hardship loans up to $2 million.

Qualification and Application Requirements

Eligibility for both the grant and loan is extended to any business or nonprofit with fewer than 500 employees (including sole proprietors, independent contractors, tribal businesses, cooperative and employee-owned businesses) that were operational as of January 31, 2020.

Unlike the Paycheck Protection Program, the EIDLP programs do not require small business customers to apply through a participating SBA lender. Small business clients can apply directly for both the $10,000 grant and loan here: covid19relief.sba.gov.

The $10,000 EIDLP emergency grant is 100% forgivable and does not need to be repaid. Unlike the PPP, it allows for a much broader range of business expenses, including rent and mortgage payments, salaries, workers’ paid leave and the business’s operational expenses. The EIDLP loans carry a 3.75% interest rate for small businesses and a 2.75% interest rate for nonprofits and have a maximum repayment term of 30 years with a potential deferment of 6 months.
